Leader of the Global Finance Team for a full service Global Corporate Services account. Responsible for the performance of all corporate real estate financial functions for the client, including but not limited to the preparation and coordination of operating and capital budgets, forecasts, financial reporting, variance reporting, project and fixed asset accounting, accruals, accounts payables and receivables.
The Global Finance Director is also responsible for management of account P&L from CBRE perspective. In this capacity, Global Finance Director will be working with the senior members of the account management team and taking a key part in discussions related to strategic direction for the account.
Executive presence, presentation skills, leadership skills, previous experience in a global organization, internal/external client management skills are some of the key requirements for the position.
Leader of a finance team with approximately 50+ members who are located in Asia, Europe, Latin America and the US. Currently, there are 6 direct reports of the Global Finance Director.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Client Facing Responsibilities
Lead preparation of real estate and facilities budgets and quarterly forecasts for operating and capital expenses for 100+ countries. This responsibility requires coordination with multiple parties such as CBRE employees on the account, client employees and supplier employees
Working with client, supplier and CBRE employees, ensure that client's balance sheet and P&L statements for corporate real estate are accurate. Facilitate the client's month end close process by ensuring that CBRE and vendor invoices are submitted to the client timely and necessary accruals and journal entries are recorded
Working with vendors, client and CBRE team members, lead preparation of periodic reporting packages including variance reporting for actual operating and capital expenses compared to forecasts and budgets. Reporting will be at various levels of consolidation (e.g., building level, sub region level, region level)
Working closely with Operations to support other initiatives in the business which could include but is not limited to: pricing, global reporting, strategic analytics with a focus on improving margins and identifying opportunities in the business for growth
Provide specified and ad hoc analysis as agreed with the client
Provide high quality financial advice to both the client and the CBRE senior management team for the client
Ensure that CBRE and vendors are compliant with client's and CBRE's processes and policies
Manage all client deliverables globally in line with the contractual agreement, ensuring global consistency of approach and quality of output
Manage client relationships, especially with the client's finance team members
Maintain/create/revise processes/playbooks related to client facing responsibilities
Working with client and CBRE IT teams, support and maintain IT tools that enable client facing responsibilities
Ensure that accounts payables and accounts receivables functions are executed according to the agreed upon processes (vendor set-up, POs, payments, etc.) Train and provide guidelines to vendor employees on finance processes and tools as necessary
Oversees and monitor Global Account Management (GAM) financial performance of the account and provide periodic reporting to CBRE senior management team on the account Lead the budgeting, forecasting and reporting of account financials. Audience is CBRE internal clients for these reports Lead invoicing and AR management with the client
Client management skills
Ability to build rapport and trust with external and internal clients, which are located in various part of the globe
Experience with communications with senior management via emails or presentations
Finance experience in a global setting, managing/leading finance processes in multiple time zones, cultures, local regulations and currencies
Project Management and Coordination Skills
Ability to set and communicate timelines, roles and responsibilities to multiple stakeholders and hold these parties accountable for deliverables
Sufficient experience with accounting, preferably in corporate real estate environment. MBA and CPA are pluses.
Requires knowledge of financial terms and principles such as NPV and Discounted Cash Flow analysis, weighted average cost of capital (WACC)
Financial Planning & Analysis: Monthly variance analysis, Budgets & forecasting, Experience with analysis of large amounts of data. Exposure to and reporting of capital projects is preferred
Requires advanced analytical skills using large number of records Communication
Ability to comprehend, analyze, and interpret various types of business documents. Ability to summarize complex concepts and present to senior level management. Ability to prepare business memos, emails and presentations within deadlines
Requires communication with multiple stakeholders in various time zones. Due to time zone differences, there will be periodic and ad-hoc meetings that are scheduled for early morning or late evening local time
People and Organizational Skills
Experience with managing/leading large sized teams whose members are located offsite, in various time zones
Experience with directing/leading and organizing efforts of team members who do not directly report to the Global Finance Director
IT Skills and Reporting Software
The candidate should also feel comfortable with working with Enterprise accounting systems, such as SAP, JDE and related reporting systems.
Understanding of database structures and basics. Experience with planning software packages preferred
EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from a four-year college or university in a business related field. Requires a minimum of 10 years related experience to include at least five years in a management role. Public accounting experience preferred.
CERTIFICATES and/or LICENSES
CPA or MBA (graduate degree) preferred, but not required (depending on experience).
