The Alternative Real Assets (ARA) team has actively been managing real estate assets in Asia Pacific on a fiduciary basis for institutional investors since 1995 with a specific focus on core real estate investing from 2003. During this period, longstanding relationships with local partners, developers and advisors have been established which provide continued access to proprietary deal flow.
Alternatives platform in Asia Pacific operates from six strategically located offices with 48 professionals which includes a dedicated Asia Pacific research team, as well as support from a broader global real estate research team. Internal 'top-down' research combined with extensive 'bottom-up' analysis by our local real estate professionals underpin the strategic asset allocation framework and more tactical sector and geographic allocation decisions.
ARA is seeking a high energy, self-starting and proactive Fund Finance Manager to support APAC Alternatives, including Real Estate business and Sustainable Investment business. As the Fund Finance Manager you will be responsible for the APAC financial close and reporting activities, assist fund structure and SPV set up and operations, assist in deal/ transactions closing.
You will be accountable for the integrity of financial reporting, internal control environment, and closing transaction cycles. This position will have reporting lines into the APAC CFO and APAC COO.
Review monthly, quarterly financial and investors' reports/ regulatory reporting prepared by external administrator for projects located in China / Singapore/ Hong Kong/ Japan/ Luxembourg / UK
Review tax filings prepared by tax advisor
Ensure timely filing of all regulatory reporting
Manage external & internal audits
Oversee operations of the projects on the both fund and project level including various controls and payment processing
Coordinate to set up new fund structures / investment structures for the transaction teams.
Assist in the due diligence (acquisition / divestment) process
Review and improve key APAC accounting processes to ensure processes are efficient and effective
Establish and maintain strong relationships with the finance and operations groups of APAC Real Estate / Sustainable team, as well as APAC Legal Entity and Line of Business contacts
Support of and participation in the strategic planning efforts of the organization
Support ad hoc management reporting and analysis across APAC Real Estate/ Sustainable Investment Teams as needed
Ability to coordinate, prioritize, and execute multiple responsibilities within predetermined timeliness is essential
Key skills & qualifications:
Bachelor's degree and CPA, CMA, or Chartered Accountant is a must, at least 3 years of big 4 experience is preferred
Minimum 5 years financial accounting experience required, working in a high volume, fast-paced environment
Extensive experience in real estate industry, sustainable investments, along with strong operations / accounting experience, preferred
China exposure is a must
Ability to work with different stakeholders, both internal and external, across a wide variety of functions
Superior relationship management, strong verbal and written communication skills (Chinese and English are both required to communicate with internal and external stakeholders)
Outstanding analytical, process management, and presentation skills
Proactive attitude, commitment to continuous learning, willing to challenge the status quo to improve processes
Creative self-starter with strong initiative, ability to take ownership and work independently, as well as contribute to the broader global team
Ability to multi-task and be hands on in a fast paced environment to meet deadlines under pressure
